Combined loan-to-value (CLTV)

Also called: CLTV

All loans secured by a home added together and divided by its value. Lenders cap it when you borrow against your equity with a HELOC or second mortgage.

CLTV = (first mortgage + second mortgages + HELOC balance or line) ÷ home value. It's the loan-to-value ratio extended to every lien on the property.

A common cap for a HELOC or home equity loan is 85%, though it varies by lender. The most you can borrow is the cap times the home's value, minus what you already owe.
